Pet litter is full of bacteria, parasites and other harmful organisms. Improperly disposed of pet waste washes into local water systems impacting us all. Please pick up after your pet, it's the law.&lt;br /&gt;&lt;br /&gt;On recent Association inspections there has been a large amount of dog feces noticed throughout the communit, Especially, in the dog park where there is 3 dog stations located with 20ft of each other. Please take a moment to clean up behind rover. Any surprizes left behind are harmful to our community and costly to the Association. &lt;br /&gt;&lt;br /&gt;Also, please note that leash laws should be adhered to throughout the community. I know many of you may not be aware of the safety tips when dealing with an alligator, so i wanted to forward you the following information. Please take a look at this information and always feel free to report any alligator activity in your neighborhood to your HOA for further review. &lt;br /&gt;&lt;br /&gt;- Closely supervise children when they are playing in or around water. Never allow small children to play alone near water.&lt;br /&gt;&lt;br /&gt;- Leave alligators alone. State Law prohibits the killing, harassing or possession of alligators. Please report any of these types of activity to the local authorities immediately.&lt;br /&gt;&lt;br /&gt;- Never feed or entice alligators- it is dangerous and illegal. When, alligators overcome their natural wariness and learn to associate people with food.&lt;br /&gt;&lt;br /&gt;- Inform other that feeding alligators is illegal and creates problems for others who want to use the water for recreational purposes. &lt;br /&gt;&lt;br /&gt;- Be aware of the possibility of alligator attacks when in or near fresh or brackish water bodies. Attacks could occur when people do not pay close enough attention to their surroundings. &lt;br /&gt;&lt;br /&gt;- Alligator's are the most active between dusk and dawn.&lt;br /&gt;&lt;br /&gt;- Dispose of fish scraps in garbage cans at boat ramps or fish camps. Do not throw them in the water. Although you are not intentionally feeding alligator when you do this, the end result can be the same as feeding. &lt;br /&gt;&lt;br /&gt;- Do not allow the pets to swim, exercise or drink in waters that may contain alligators or in designated swimming areas with humans. Dogs are More susceptible to being attacked than humans because dogs resemble the natural prey of alligators.&lt;br /&gt;&lt;br /&gt;- Never remove an alligator from its natural habitat or accept one as a pet. It is illegal and very dangerous to do so. Alligators cannot become tame in captivity, and handling even small ones can result in injury. &lt;br /&gt;&lt;br /&gt;- Observe and photograph alligators only form a distance. Remember they are an important part of South Carolina's natural history as well as an integral component of freshwater ecosystems. &lt;br /&gt;&lt;br /&gt;- Seek immediate medical attention if bitten by an alligator. Usually the concerns about these&lt;br /&gt;individuals are property / financial-crime related.&lt;br /&gt;&lt;br /&gt;Tips:&lt;br /&gt;1. Post a NO SOLICITING sign on your front door, and maybe another in&lt;br /&gt;the yard. (One at the front of the neighborhood is not enforceable)&lt;br /&gt;2. DO NOT Open the door to any strangers&lt;br /&gt;3. If someone claims to be from a utility or law enforcement, Request to see&lt;br /&gt;ID (through window) and look for an official vehicle.&lt;br /&gt;4. If they are “selling” anything, know that it is perfectly fine to tell them you&lt;br /&gt;are not interested, to please leave&lt;br /&gt;5. The budget was approved and this year's monthly assessments will remain at $150 a month. Help prevent injuries at Christmas and during the holidays by following these tips:&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Christmas tree safety begins with the selection and purchase of a fresh tree.  When buying a live pre-cut tree, make sure the tree is still alive and healthy.  A fresh tree is green, needles are hard to pull from the branches, and when bent between your fingers, needles do not break.  Pull on the needles. The trunk should be sticky and the limbs should be very flexible.  Lift the tree and bounce the cut end on the ground, if a bunch of needles come tumbling off, it isn’t a safe tree to take home.&lt;br /&gt; &lt;br /&gt;When you get the tree home, cut off the bottom two inches of trunk to expose the fresh wood.  This will create a fresh, raw cut for the tree to soak in water, allow for better water absorption and helps keep your tree from becoming a fire hazard. &lt;br /&gt;&lt;br /&gt;Keep your tree well hydrated.  Keep the water in the stand well above the fresh-cut bottom of the trunk. &lt;br /&gt;&lt;br /&gt;Christmas trees dry out with heat, so place your tree away from heat sources such as fireplaces or heater vents.&lt;br /&gt; &lt;br /&gt;When purchasing an artificial tree, look for the label “Fire Resistant”.&lt;br /&gt; &lt;br /&gt;Unplug the lights and decorations when you are not home.  &lt;br /&gt;&lt;br /&gt;Check each set of tree lights for frayed wires, broken bulbs and loose connections. &lt;br /&gt;&lt;br /&gt;Never run electrical cords under the carpets or rugs, over nails or in traffic areas. &lt;br /&gt;&lt;br /&gt;Before using lights outdoors, check labels to be sure they have been certified for outdoor use.  &lt;br /&gt;&lt;br /&gt;To hold lights in place, string them through hooks or insulated staples, not nails or tacks. &lt;br /&gt;&lt;br /&gt;Never pull or tug lights to remove them.  &lt;br /&gt;&lt;br /&gt;Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks. &lt;br /&gt;&lt;br /&gt;In homes with small children, take specialcare to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a young child to eat them. &lt;br /&gt;&lt;br /&gt;Remember that mistletoe, holly berries and Christmas cactus are poisonous if swallowed. &lt;br /&gt;&lt;br /&gt;Use care with “fire salts”, which produce colored flames when thrown on wood fires.  They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten. &lt;br /&gt;&lt;br /&gt;Do not burn wrapping papers in the fireplace. We also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday.  &lt;br /&gt; Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.&lt;br /&gt; A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;While Shopping or Going Out: &lt;br /&gt;• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window. &lt;br /&gt;• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.&lt;br /&gt;• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.&lt;br /&gt;• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.&lt;br /&gt;• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM. &lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;At Home:&lt;br /&gt;• Make sure to keep doors and windows locked. &lt;br /&gt;• Turn on outside lights at night.&lt;br /&gt;• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.&lt;br /&gt;• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows. &lt;br /&gt;• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.&lt;br /&gt;• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;If Leaving Home (On a trip or just for a little while):&lt;br /&gt;• Make it look like you are still there.&lt;br /&gt;• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.&lt;br /&gt;• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.&lt;br /&gt;• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.&lt;br /&gt;• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)&lt;br /&gt;• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;While traveling: THINK SAFETY &lt;br /&gt;• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).&lt;br /&gt;• Pack expensive items in the trunk, or under coverings to keep them out of sight.&lt;br /&gt;• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.&lt;br /&gt;• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.&lt;br /&gt;• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.&lt;br /&gt;• Use seat-belts and child restraints properly.&lt;br /&gt;• Be careful with bank, gas, and credit cards.&lt;br /&gt;• Take regular rest breaks.&lt;br /&gt;• Never send your children into restrooms alone.&lt;br /&gt;• Store money in separate places to minimize loss or theft.&lt;br /&gt;• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.&lt;br /&gt;• Drive carefully- better than those around you. You need to get there alive!&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Please take a second to review these articles and forward any questions to aaron@cmgcharleston.com&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;          Do You Know Where Your Association Documents Are?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;When you bought a home in our community, you should have received copies of all our governing documents—including the rules and regulations—prior to or at closing. Sometimes these documents get lost among all the other papers you received at closing. And many homebuyers are so involved moving into their new homes, they don’t take the time to read all the fine print. &lt;br /&gt; As a homeowner, you have a right to these documents; so, if you don’t have copies for any reason, let us know, and we’ll provide them to you.&lt;br /&gt; Of course, it’s your responsibility to provide the association with your current address and phone number (particularly nonresident owners). This enables us meet our obligation to provide all owners with information from the association.&lt;br /&gt; It’s very important to have copies of the governing documents because you’ll be expected to know and comply with all rules and regulations of the community. You’ll also want to stay informed by reading all materials provided by the association.&lt;br /&gt; It’s our responsibility to make these documents—the bylaws and the covenants, conditions, and restrictions—as understandable as possible, so if there’s anything you don’t understand, please let us know. We’ll be glad to clarify any confusing language or give you other materials that answer your questions.&lt;br /&gt;That old expression—ignorance of the law is no excuse—isn’t exactly our motto, but it’s close.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;             Why Must the Association Approve My Fence? &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Although the association may sometime seem like Big Brother when you want to build a shed or put up a fence, our design review program is actually a benefit—not a burden. The association’s design standards are based on harmony with the overall community, consideration for neighbors, and high-quality construction practices. The design review program exists to maintain, protect, and enhance the value of your property, and it strives for a balance between individual rights and the good of the entire community. &lt;br /&gt; While association members have the biggest stake in property values, others are also very interested in seeing our community well maintained and looking its best. Builders’ reputations and lenders’ financial support are closely connected to the community. Also, public officials have an interest in maintaining and enhancing the community since tax revenues depend on property values.&lt;br /&gt; The association tries to notify new members of its design review requirements as soon after they move in as possible. If we missed you, or if you need another copy, please contact the manager or any member of the Design Review Committee. Also, be sure to consult the Design Review Guidelines if you’re considering any type of exterior design change. These guidelines contain everything you need to know about the approval process, design requirements, and the association’s basic design philosophy. The guidelines even list the changes don’t need to be approved.&lt;br /&gt; The design review committee makes every effort to process applications fairly, reasonably, and quickly. During the “watch” period, prepare to take&lt;br /&gt;immediate action to protect your family and property in case a “warning” is&lt;br /&gt;issued.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Hurricane Warning&lt;/strong&gt; – Conditions are expected in the specified area of the warning, usually within 24 hours. Complete all storm preparations and&lt;br /&gt;evacuate if directed to do so by local officials.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Short Term Watches and Warnings&lt;/strong&gt; – Provide detailed information on specifichurricane threats, such as tornadoes, floods and high winds.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Public Advisory &lt;/strong&gt;– Issued by the National Hurricane Center and provides criticalhurricane warning and forecast information.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tropical Cyclone Forecast/Advisory&lt;/strong&gt; – Issued by the National Hurricane Centerand outlines the meteorological reasoning behind the warnings and forecasts.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Strike Probability Forecast&lt;/strong&gt; – Provides a measure of the forecast track accuracy.The probabilities have no relation to the tropical cyclone intensity.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Hurricane Local Statements &lt;/strong&gt;– Issued by the National Weather Service and givegreater detail on how the storm will impact your area.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Short Term Forecast &lt;/strong&gt;– Provides updated information on what the weather willbe over the next few hours in the immediate area.&lt;br /&gt;&lt;br /&gt;AN IMPORTANT NOTE:&lt;br /&gt;All public safety operations in the field will cease once the winds reach a sustained&lt;br /&gt;speed of 60 mph. These conditions are risky to the safety of law enforcement, fire&lt;br /&gt;and EMS personnel. If you have an emergency during this time, if you are&lt;br /&gt;stranded by rising water or if you have chosen to ignore the evacuation notice&lt;br /&gt;and then change your mind, once the winds reach this thresh-hold, public safety&lt;br /&gt;personnel are not going to be able to assist you. However, the Emergency&lt;br /&gt;Operations Center (EOC) will remain operational and as long as you have&lt;br /&gt;telephone service, information can be received from the EOC to help you until&lt;br /&gt;someone can reach you after the winds calm down. WAITING TO LEAVE MAY&lt;br /&gt;JEOPARDIZE YOUR LIFE AND THE LIVES OF OTHERS. Once the wind speed&lt;br /&gt;reduces to below 60 mph, public safety crews will once again respond to&lt;br /&gt;emergency call.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;YOUR OUR HURRICANE PLAN:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Have a practice drill to determine what everyone’s responsibility will be to  Educate all family members in CPR and other first aid measures. &lt;br /&gt;&lt;br /&gt;Teach children how to use a fire extinguisher and when &amp; how to call 911 for&lt;br /&gt;emergency assistance.&lt;br /&gt;&lt;br /&gt;Check all fire alarms, smoke alarms, etc. for proper operation. &lt;br /&gt;&lt;br /&gt;Determine what the criteria will be as to whether you evacuate or stay in your&lt;br /&gt;home.&lt;br /&gt;&lt;br /&gt;Know your evacuation routes and determine which route you will use should&lt;br /&gt;an evacuation order be issued.&lt;br /&gt;&lt;br /&gt;Determine in advance your evacuation destination. If you will not be staying&lt;br /&gt;with a friend or family member, make hotel reservations at this location as&lt;br /&gt;soon as a “watch” is issued. Remember, that during an evacuation several&lt;br /&gt;towns may be evacuated at the same time and hotels will fill up quickly in all&lt;br /&gt;surrounding areas. Reservations can be cancelled.&lt;br /&gt;  &lt;br /&gt;Make a decision about vehicles. If you have more than one vehicle and will&lt;br /&gt;not be taking all of them with you determine where the other vehicles will be&lt;br /&gt;left during the storm. &lt;br /&gt;&lt;br /&gt; Make a decision about boats and other recreational vehicles.&lt;br /&gt;&lt;br /&gt;If you have pets, determine whether they will evacuate with you or be placed&lt;br /&gt;in a shelter.&lt;br /&gt;&lt;br /&gt;Have a list of phone numbers, such as family members, doctors, employers,&lt;br /&gt;insurance company’s, etc.&lt;br /&gt;  &lt;br /&gt;Make arrangements for extra cash on hand.&lt;br /&gt;&lt;br /&gt;Catalog all personal items NOW. Include description (brand name, model&lt;br /&gt;number, age, purchase price, place of purchase, etc.) Take a picture of&lt;br /&gt;everything and make two copies of the pictures and lists. Keep one copy with&lt;br /&gt;you and send the other to a relative or friend out of town. Never give the&lt;br /&gt;insurance company the only copy.&lt;br /&gt;&lt;br /&gt;Have a secure place for all valuables &amp; documents that you will need to take&lt;br /&gt;with you, such as birth certificates, property deeds, insurance policies, etc.&lt;br /&gt;&lt;br /&gt;Determine an out-of-town person who can be a “point of contact” to&lt;br /&gt;communicate messages if communications are down for an extended period of&lt;br /&gt;time.&lt;br /&gt;&lt;br /&gt;Prepare and maintain a “Hurricane Kit” (a list of recommended supplies is&lt;br /&gt;included). It is recommended that you have approximately 7 gallons of water&lt;br /&gt;for each person and food supplies for a minimum of 2 weeks.&lt;br /&gt;  &lt;br /&gt;Check all flashlights, battery operated radios &amp; TVs, and other supplies in your&lt;br /&gt;“Hurricane Kit” for proper operation.&lt;br /&gt;  &lt;br /&gt;Evaluate your home to determine if you can make improvements that will&lt;br /&gt;provide better protection. If you have an older home, getting a professional&lt;br /&gt;opinion about updated building codes, etc. may be helpful in determining&lt;br /&gt;beneficial improvements.&lt;br /&gt;&lt;br /&gt;You should also review your insurance policy, with your agent, to determine if&lt;br /&gt;you need to make any coverage changes. Be sure to ask questions about&lt;br /&gt;coverage for updated building codes, demolition coverage for an undamaged&lt;br /&gt;portion of your home, flood coverage, understand your coverage and&lt;br /&gt;deductibles, clarify any exclusions, verify that in the event of a complete loss&lt;br /&gt;you will have the coverage you need to re-build, ask what you will need to&lt;br /&gt;prove a claim, find out what their procedures are relative to immediate&lt;br /&gt;protection of the home following a loss, ask who to contact immediately&lt;br /&gt;following the storm and get phone numbers, how long you may expect to&lt;br /&gt;wait for an adjuster, how contact will be made in the event that all&lt;br /&gt;communications are lost for a period of time, and any other questions that&lt;br /&gt;you can think of. Preparing now will make the claims process much easier and&lt;br /&gt;less stressful for everyone.&lt;br /&gt;  &lt;br /&gt;Obtain and prepare plywood, plastic, shutters or other protective provision&lt;br /&gt;for windows &amp; doors. Install and inspect the covering in advance of an&lt;br /&gt;emergency to insure proper fit.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;PREPARING THE OUTSIDE OF YOUR HOME:&lt;/strong&gt;&lt;br /&gt;  &lt;br /&gt;The most important thing you can do to protect your home is to protect the&lt;br /&gt;openings where the wind can get in. Available options include hurricane&lt;br /&gt;shutters (obtain DRB approval first!), plywood covering during the storm, etc.&lt;br /&gt;  &lt;br /&gt;Check your garage doors and consider installing braces on them.&lt;br /&gt; &lt;br /&gt;Keep all windows completely closed during a storm.&lt;br /&gt; &lt;br /&gt;Bring in any objects that can blow away, including garbage cans, lawn&lt;br /&gt;furniture, garden tools, grills, plants, etc. Anchor objects that cannot be&lt;br /&gt;brought inside.&lt;br /&gt;  &lt;br /&gt;Disconnect propane gas tanks and turn off the main gas line.&lt;br /&gt; &lt;br /&gt;Turn off gas appliances at their individual shut-off valves inside your home, if&lt;br /&gt;accessible. Do not turn them off at the outside meter.&lt;br /&gt;  &lt;br /&gt;Fill your vehicle’s gas tanks as soon as possible to avoid long lines and delays.&lt;br /&gt;Keep a full tank of gas immediately before and following the storm because&lt;br /&gt;gas may not be available in the area for several days (remember, pumps don’t&lt;br /&gt;work when there is no electricity!).&lt;br /&gt;  &lt;br /&gt;Park any vehicles that are not evacuating with you in a garage or carport. If&lt;br /&gt;this is not available, park your vehicle as close to the side of the house as&lt;br /&gt;possible away from any trees that may fall.&lt;br /&gt;  &lt;br /&gt;Do not trim trees or shrubbery immediately before a storm, because the debris&lt;br /&gt;will not be collected. This debris can become a flying obstacle during a storm&lt;br /&gt;and be very dangerous during high winds.&lt;br /&gt;  &lt;br /&gt;Prepare your pool. Lower the water level of your swimming pool&lt;br /&gt;approximately 6 inches to accommodate heavy rains but do not drain it&lt;br /&gt;completely. Add extra chlorine to the pool and turn off electricity to the pool&lt;br /&gt;equipment.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;PREPARING THE INSIDE OF YOUR HOME:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;If you choose not to evacuate or it is not a feasible option, you should prepare&lt;br /&gt;the inside of your home in advance to ensure your quality of life in the days&lt;br /&gt;following a hurricane. Be sure you have your supplies and that they are in a&lt;br /&gt;secure location.&lt;br /&gt;  &lt;br /&gt;Choose a “Safe Room” where you will ride out the storm. Normally, this&lt;br /&gt;would be a hallway, large interior closet or an interior bathroom with no&lt;br /&gt;windows.&lt;br /&gt;&lt;br /&gt;Equip your “safe room” with a battery-operated radio or TV and extra&lt;br /&gt;batteries; chairs, sleeping bags or cushions; snacks and drinking water; towels;&lt;br /&gt;games, cards, books; etc. A slow moving storm could mean a long wait.&lt;br /&gt;Have a mattress ready to move into your safe room if advised to do so by&lt;br /&gt;emergency personnel. You should only have to do this in an extremely severe&lt;br /&gt;storm.&lt;br /&gt;  &lt;br /&gt;Turn off and unplug any unnecessary electrical equipment, especially sensitive&lt;br /&gt;electronics BEFORE THE POWER GOES OUT. If the power goes out, turn off&lt;br /&gt;the circuit breaker or remove fuses. You might want to leave on one circuit&lt;br /&gt;breaker that operates a lamp, so that you will know when the power has been&lt;br /&gt;restored.&lt;br /&gt;  &lt;br /&gt;If the electricity goes off, use only flashlights. Never use candles or kerosene&lt;br /&gt;lamps during the storm.&lt;br /&gt;  &lt;br /&gt;Never cook during the storm. A gust of wind could spread a fire, and the fire&lt;br /&gt;department would not be able to respond.&lt;br /&gt;  &lt;br /&gt;Tell stories, sing songs or play games to keep children calm.&lt;br /&gt;  &lt;br /&gt;Do not go outside during the storm, unless winds have calmed briefly and&lt;br /&gt;protective repairs are absolutely necessary. The winds and rain may stop for a&lt;br /&gt;few minutes to more than half an hour and then can suddenly pick back up&lt;br /&gt;again from the opposite direction, possibly with greater force than before.&lt;br /&gt;  &lt;br /&gt;Turn your refrigerator &amp; freezer to their coldest settings. Freeze water in&lt;br /&gt;plastic jugs and use them to fill empty spaces in your refrigerator and freezer to&lt;br /&gt;help keep food cool. Cover your refrigerator with blankets and secure them&lt;br /&gt;with ropes to keep the coldness in. If you open the refrigerator only when&lt;br /&gt;necessary and close it quickly, you can keep food cool for up to 2 days&lt;br /&gt;without electricity.&lt;br /&gt;  &lt;br /&gt;Prepare a water supply for bathing and sanitary purposes by storing water in&lt;br /&gt;the bathtub and other jugs and bottles. Seal the bathtub well by caulking&lt;br /&gt;around the drain to keep the water from running out. Remember that this&lt;br /&gt;water is NOT for drinking.&lt;br /&gt;  &lt;br /&gt;Place valuables and personal papers in a waterproof container or plastic&lt;br /&gt;garbage bags and store them on the top shelf of a closet. Include voter&lt;br /&gt;registration cards, passports, visas, and all important papers.&lt;br /&gt;  &lt;br /&gt;Take identification and insurance papers with you if you leave your home&lt;br /&gt;(you should take a recent electric or other utility bill, voter registration card,&lt;br /&gt;etc. with you to prove permanent residency and facilitate re-entry).&lt;br /&gt;&lt;br /&gt;Fill clean, sanitary jugs with water for drinking. You will need a minimum of 7&lt;br /&gt;gallons per person. Sterilize the jugs by putting a little chlorine bleach (plain,&lt;br /&gt;no lemon) in some water, sloshing them around and rinsing thoroughly.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;AFTER THE STORM HAS PASSED:&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Stay tuned to the radio or TV and remain indoors until you hear the “all&lt;br /&gt;clear”.&lt;br /&gt;  &lt;br /&gt;Stay away form ALL downed power lines. The line can still be “live” whether&lt;br /&gt;the power is off in your neighborhood or not.&lt;br /&gt;  &lt;br /&gt;Do not use your telephone unless you have an emergency.&lt;br /&gt;  &lt;br /&gt;Do not call 911 except for life-threatening situations.&lt;br /&gt;  &lt;br /&gt;If your home has sustained structural damage, do not move back in until local&lt;br /&gt;officials check it. The county has plans to certify buildings for safety before&lt;br /&gt;habitation.&lt;br /&gt;  &lt;br /&gt;Do not allow children to walk around without shoes.&lt;br /&gt;  &lt;br /&gt;Avoid weakened bridges and washed out roads. Do not drive into flooded&lt;br /&gt;areas.&lt;br /&gt;  &lt;br /&gt;Stay on firm ground. Moving water only 6 inches deep can sweep you off&lt;br /&gt;your feet. Standing water may also be electrically charged from underground&lt;br /&gt;or downed power lines.&lt;br /&gt;  &lt;br /&gt;Check gas, water and electrical lines and appliances for damage.&lt;br /&gt;  &lt;br /&gt;Avoid using candles and other open flames indoors. Use a flashlight to inspect&lt;br /&gt;for damage.&lt;br /&gt;  &lt;br /&gt;Do not cut trees that are touching or even near power lines.&lt;br /&gt;  &lt;br /&gt;Do not pile debris near power or telephone poles or equipment. This will&lt;br /&gt;delay service from being restored.&lt;br /&gt;  &lt;br /&gt;Do not call the police or utility companies immediately to report downed&lt;br /&gt;power lines, broken gas or water mains or overturned gas tanks.&lt;br /&gt;  &lt;br /&gt;Utility companies will restore electric, gas, and water and/or telephone service&lt;br /&gt;as quickly as possible. If service has been restored in your neighborhood and&lt;br /&gt;you are still having trouble, call the utility company.&lt;br /&gt;  &lt;br /&gt;Remember that while emergency crews will begin clearing roads and effecting&lt;br /&gt;repairs immediately after the storm, neighborhood streets have a lower&lt;br /&gt;priority than major thoroughfares.&lt;br /&gt;  &lt;br /&gt;Don’t wait for the city or county to clear your streets. If possible, get ablebodied&lt;br /&gt;neighbors together to clear a path for traffic and emergency vehicles.&lt;br /&gt;  &lt;br /&gt;Solid waste departments will collect trash as soon as possible. Priority is given&lt;br /&gt;to household garbage, so separate it from other trash and debris. If you fail to&lt;br /&gt;separate your garbage, you could create a health risk and attract rodents and&lt;br /&gt;other animals.&lt;br /&gt;  DO NOT CONNECT A PORTABLE OR RV GENERATOR TO YOUR HOUSE&lt;br /&gt;WIRING. THE POWER FROM THESE GENERATORS CAN ACTUALLY FLOW&lt;br /&gt;OUT OF YOUR HOUSE AND RECHARGE THE LINES, CAUSING INJURY TO&lt;br /&gt;POWER COMPANY AND TELEPHONE COMPANY EMPLOYEES. Generators should only be connected to electrical systems that have been properly&lt;br /&gt;designed, equipped and inspected by the electric company or building&lt;br /&gt;department.&lt;br /&gt;  &lt;br /&gt;Portable generators should be used only OUTSIDE of your home. Generators&lt;br /&gt;emit carbon monoxide gas that is poisonous.&lt;br /&gt;  &lt;br /&gt;When using a generator, run a separate, heavy-duty properly grounded&lt;br /&gt;extension cord from the generator directly to EACH of the electrical appliances&lt;br /&gt;you want to power.&lt;br /&gt;  &lt;br /&gt;When using a generator, calculate the total power consumption (number of&lt;br /&gt;watts) of all the appliances you intend to connect to be sure that you stay&lt;br /&gt;within the load capacity of your generator. DO NOT OVERLOAD THE&lt;br /&gt;GENERATOR.&lt;br /&gt;  &lt;br /&gt;Do not drink tap water immediately after a hurricane. Assume a boil water&lt;br /&gt;order is in effect until you are informed it has been lifted.&lt;br /&gt;  &lt;br /&gt;If you did not store sufficient drinking water and must use water from the tap,&lt;br /&gt;do the following: FIRST, strain the water through a paper towel or several&lt;br /&gt;layers of thick cloth to remove dirt before purifying, or let the water settle in a&lt;br /&gt;container for 24-hours so that solid particles will sink to the bottom; SECOND,&lt;br /&gt;use one of the following methods to purify the water…(1) keep water boiling&lt;br /&gt;at a rolling rate for 3-5 minutes, OR add 4 water purification tables per gallon,&lt;br /&gt;OR add 12 drops of 2% tincture of iodine per gallon of water, OR add 8&lt;br /&gt;drops of household bleach (without lemon or other additives) per gallon of&lt;br /&gt;water.&lt;br /&gt;  &lt;br /&gt;It is important to take action immediately after the storm to safeguard your&lt;br /&gt;home and prevent more damage from occurring. That is why it is important&lt;br /&gt;to have all of the necessary supplies on hand.&lt;br /&gt;  &lt;br /&gt;Take pictures and make detailed lists &amp; descriptions of all damages inside and&lt;br /&gt;outside of your home.&lt;br /&gt;  &lt;br /&gt;If you do not have insurance, the Federal Emergency Management Agency&lt;br /&gt;(FEMA) will set up disaster application centers within 2 weeks after the storm.&lt;br /&gt;  &lt;br /&gt;If you hire an individual or business to make repairs for you, check to make&lt;br /&gt;sure that they have a current business license, are properly insured (including&lt;br /&gt;liability &amp; worker’s comp), and possess a permit authorizing them to do the&lt;br /&gt;work. In addition to regular monthly board meetings, you will need to be active in email discussions and occasional special meetings. During special projects, you may need to spend a little extra time on association business. Some board members may also spend a little more time than others if they work with a committee&lt;br /&gt;&lt;br /&gt;Can I make tough decisions when it’s required?: The primary role of the board is to conduct the business of the association. This doesn’t just mean approving the budget, but also developing and enforcing policies. Usually the concerns about these individuals are property / financial-crime related, but the possibility of a physical assault should not be ignored.&lt;br /&gt;&lt;br /&gt;Tips:&lt;br /&gt;&lt;br /&gt;1. Post a NO SOLICITING sign on your front door, and maybe another in the yard. (One at the front of the neighborhood is not enforceable)&lt;br /&gt;&lt;br /&gt;2. DO NOT Open the door to ANY strangers&lt;br /&gt;&lt;br /&gt;3. If someone claims to be from a utility or law enforcement, Request to see ID (through window) and look for an official vehicle.&lt;br /&gt;&lt;br /&gt;4. If they are “selling” anything, know that it is perfectly fine to tell them you are not interested, to please leave.&lt;br /&gt;&lt;br /&gt;5. If it is your first time or your fitth there are many things to learn about your association. What is the ARB? What are the Governing Documents, How is the budget made? There are many things to learn , so we are going to use this blog every week to educate the community. Today's blog I want to explain to you what Community Management Group does for you.&lt;br /&gt;&lt;br /&gt;&lt;a name="faq3a"&gt;&lt;strong&gt;What does Community Management Group do?&lt;/strong&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;With a few exceptions at some communities, your &lt;a href="http://www.blogger.com/managers.htm"&gt;Manager&lt;/a&gt; serves to handle all daily operations of the Association. These responsibilities are divided into three major groups:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Financial&lt;/strong&gt;: We work with the board to draft a zero-based budget for Board adjustment and approval. We employ a very strong Assessment collections process as refined from your recorded documents and Board policy. We disburse Association funds to vendors and utilities based upon the budget and under Board directives and policies.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Covenants Enforcement:&lt;/strong&gt; We follow your Covenants, Board policy and reasonable interpretation to handle all aspects of Covenants enforcement and serve as a first and second line of dispute resolution should an owner take issue with a notice from the Association.  Weekly site visits are made through each community and each property is compared at this time against a list of general and specific standards prepared and endorsed by your Board of Directors as drawn from your Covenants.  Each community has slightly different policies concerning what is a violation, on the timeline for correction and for penalties for violations.  each is addressed in accordance and some take time for owners to correct.&lt;br /&gt;Most communities allow Community Management Group to conditionally waive an initial fine (but not late charges for those not timely paid) provided the violation has been cleared up and does not recur, or it may be reinstated and doubled.  These requests may come to us by e-mail or letter.  Most communities have a fine schedule after an initial notice is mailed of $25, $50, $100... and may eventually escalate to daily fines. In some cases, your Association may take legal action against non-compliant situations or may take other remedial action at owners expense, the cost of which may be assessed against your Association account and is &lt;a href="http://www.blogger.com/post-create.g?blogID=2026751039866330492#faq11"&gt;collectible&lt;/a&gt; as Assessments.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Common Area Maintenance:&lt;/strong&gt; Your &lt;a href="http://www.blogger.com/managers.htm"&gt;Manager&lt;/a&gt; works with third-party, outside vendors for maintenance of all common areas, including ponds, pools, docks, amenity buildings, gates and other structures, plus all landscaped grounds.  We set schedules for seasonal plantings and mulch and groundcover application. These are purely ongoing maintenance considerations.  Your &lt;a href="http://www.blogger.com/managers.htm"&gt;Manager&lt;/a&gt;&lt;/a&gt; cannot undertake enhancements to the existing amenities without specific Board approval.  The Board needs to have &lt;a href="http://www.blogger.com/post-create.g?blogID=2026751039866330492#faq7"&gt;BUDGETED&lt;/a&gt; for the enhancement as there are finite funds available for the Association operations. Please be aware if you opt for this method, the payments will only be debited for a twelve (12) month cycle. I ran across some preventive measures published by the local authorities. Please review this educational information and remember to always be safe and vigilant. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Charleston neighborhood presidents, complex managers, residents and merchants,&lt;br /&gt;&lt;br /&gt;With the long cold-snap we are predicted to have the next week or two, and through the winter, many people will feel a need to "warm-up" their car in the mornings. Some do it to make it more comfortable for children or themselves; some to get the ice off the windshield; some just to make the car run right. &lt;br /&gt;&lt;br /&gt;We highly recommend against leaving a vehicle running and unattended, as this opens an opportunity for the car to be stolen, even in a "safe" neighborhood. On city streets it is unlawful to do it for more than a few minutes, just for this reason.&lt;br /&gt;&lt;br /&gt;Who steals cars this way? Consider the middle school kids at the corner tired of waiting in the cold for their bus, or the worker who can't be late again to the jobsite, or the teen runaway looking for a way out, or any other number of scenarios, not to mention professional car thieves. &lt;br /&gt;&lt;br /&gt;If you still decide to pre-heat your vehicle (again, we discourage this), please remember that you need to also take steps to keep it from being stolen.&lt;br /&gt;&lt;br /&gt;Lock the doors, keep visual observation&lt;br /&gt;&lt;br /&gt;Use a CLUB or similar steering-wheel lock (separate the keys)&lt;br /&gt;&lt;br /&gt;Block the vehicle in with another car.&lt;br /&gt;&lt;br /&gt;Maybe now is the time to clean out that garage and keep the car inside…&lt;br /&gt;&lt;br /&gt;People also often feel a need to leave the car running to keep the heater on when they're "just running in for a second". These include school and day-care drop-offs, delivering or picking up take-out food or dry-cleaning, convenience store stops, etc. Cars are stolen this way constantly, occasionally with small children left inside. &lt;br /&gt;&lt;br /&gt;Please TURN the CAR OFF, Lock It, and Take The Keys (AND your purse, ladies). The couple of minutes you turn the car off will not make I the car significantly colder. All exterior changes or additions to the property including pools and fences, as well as placement of sheds, and satellite dishes must be approved in advance by the Architectural Review Committee. Some communities call this the Architectural Review Board or the Design Review Board.&lt;br /&gt;Some &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-error"&gt;ARBs&lt;/span&gt; take as much as 30 days or longer to review applications. Some meetings are scheduled in advance and some &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;ARBs&lt;/span&gt; simply take some time to review applications. This week in part 2 of this education we will look at how to prepare the inside and outside of your homes.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;PREPARING THE OUTSIDE OF YOUR HOME:&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt; The most important thing you can do to protect your home is to protect the&lt;br /&gt;openings where the wind can get in. Available options include hurricane&lt;br /&gt;shutters (obtain &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;DRB&lt;/span&gt; approval first!), plywood covering during the storm, etc.&lt;br /&gt; Check your garage doors and consider installing braces on them.&lt;br /&gt; Keep all windows completely closed during a storm.&lt;br /&gt; Bring in any objects that can blow away, including garbage cans, lawn&lt;br /&gt;furniture, garden tools, grills, plants, etc. Anchor objects that cannot be&lt;br /&gt;brought inside.&lt;br /&gt; Disconnect propane gas tanks and turn off the main gas line.&lt;br /&gt; Turn off gas appliances at their individual shut-off valves inside your home, if&lt;br /&gt;accessible. Do not turn them off at the outside meter.&lt;br /&gt; Fill your vehicle’s gas tanks as soon as possible to avoid long lines and delays.&lt;br /&gt;Keep a full tank of gas immediately before and following the storm because&lt;br /&gt;gas may not be available in the area for several days (remember, pumps don’t&lt;br /&gt;work when there is no electricity!).&lt;br /&gt; Park any vehicles that are not evacuating with you in a garage or carport. If&lt;br /&gt;this is not available, park your vehicle as close to the side of the house as&lt;br /&gt;possible away from any trees that may fall.&lt;br /&gt; Do not trim trees or shrubbery immediately before a storm, because the debris&lt;br /&gt;will not be collected. This debris can become a flying obstacle during a storm&lt;br /&gt;and be very dangerous during high winds.&lt;br /&gt; Prepare your pool. Lower the water level of your swimming pool&lt;br /&gt;approximately 6 inches to accommodate heavy rains but do not drain it&lt;br /&gt;completely. Add extra chlorine to the pool and turn off electricity to the pool&lt;br /&gt;equipment.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;PREPARING THE INSIDE OF YOUR HOME:&lt;br /&gt;&lt;/strong&gt; If you choose not to evacuate or it is not a feasible option, you should prepare&lt;br /&gt;the inside of your home in advance to ensure your quality of life in the days&lt;br /&gt;following a hurricane. Be sure you have your supplies and that they are in a&lt;br /&gt;secure location.&lt;br /&gt; Choose a “Safe Room” where you will ride out the storm. Normally, this&lt;br /&gt;would be a hallway, large interior closet or an interior bathroom with no&lt;br /&gt;windows.&lt;br /&gt; Equip your “safe room” with a battery-operated radio or TV and extra&lt;br /&gt;batteries; chairs, sleeping bags or cushions; snacks and drinking water; towels;&lt;br /&gt;games, cards, books; etc. A slow moving storm could mean a long wait.&lt;br /&gt;Have a mattress ready to move into your safe room if advised to do so by&lt;br /&gt;emergency personnel. You should only have to do this in an extremely severe&lt;br /&gt;storm.&lt;br /&gt; Turn off and unplug any unnecessary electrical equipment, especially sensitive&lt;br /&gt;electronics BEFORE THE POWER GOES OUT. If the power goes out, turn off&lt;br /&gt;the circuit breaker or remove fuses. You might want to leave on one circuit&lt;br /&gt;breaker that operates a lamp, so that you will know when the power has been&lt;br /&gt;restored.&lt;br /&gt; If the electricity goes off, use only flashlights. Never use candles or kerosene&lt;br /&gt;lamps during the storm.&lt;br /&gt; Never cook during the storm. A gust of wind could spread a fire, and the fire&lt;br /&gt;department would not be able to respond.&lt;br /&gt; Tell stories, sing songs or play games to keep children calm.&lt;br /&gt; Do not go outside during the storm, unless winds have calmed briefly and&lt;br /&gt;protective repairs are absolutely necessary. The winds and rain may stop for a&lt;br /&gt;few minutes to more than half an hour and then can suddenly pick back up&lt;br /&gt;again from the opposite direction, possibly with greater force than before.&lt;br /&gt; Turn your refrigerator &amp;amp; freezer to their coldest settings. Freeze water in&lt;br /&gt;plastic jugs and use them to fill empty spaces in your refrigerator and freezer to&lt;br /&gt;help keep food cool. Cover your refrigerator with blankets and secure them&lt;br /&gt;with ropes to keep the coldness in. If you open the refrigerator only when&lt;br /&gt;necessary and close it quickly, you can keep food cool for up to 2 days&lt;br /&gt;without electricity.&lt;br /&gt; Prepare a water supply for bathing and sanitary purposes by storing water in&lt;br /&gt;the bathtub and other jugs and bottles. Seal the bathtub well by caulking&lt;br /&gt;around the drain to keep the water from running out. Remember that this&lt;br /&gt;water is NOT for drinking.&lt;br /&gt; Place valuables and personal papers in a waterproof container or plastic&lt;br /&gt;garbage bags and store them on the top shelf of a closet. Include voter&lt;br /&gt;registration cards, passports, visas, and all important papers.&lt;br /&gt; Take identification and insurance papers with you if you leave your home&lt;br /&gt;(you should take a recent electric or other utility bill, voter registration card,&lt;br /&gt;etc. with you to prove permanent residency and facilitate re-entry).&lt;br /&gt;&lt;br /&gt; Fill clean, sanitary jugs with water for drinking. You will need a minimum of 7&lt;br /&gt;gallons per person. As you know weather can be very unpredictable here in the Low country, so it is very important to get a Hurricane plan in place. Over the next couple of weeks I will be sharing some important information in regards to Hurricane preparedness. This week we will focus on preparing a Hurricane Plan.&lt;br /&gt;&lt;br /&gt;YOUR OUR HURRICANE PLAN:&lt;br /&gt; Have a practice drill to determine what everyone’s responsibility will be.&lt;br /&gt; Educate all family members in CPR and other first aid measures.&lt;br /&gt; Teach children how to use a fire extinguisher and when &amp;amp; how to call 911 foremergency assistance.&lt;br /&gt; Check all fire alarms, smoke alarms, etc. for proper operation.&lt;br /&gt; Determine what the criteria will be as to whether you evacuate or stay in yourhome.&lt;br /&gt; Know your evacuation routes and determine which route you will use shouldan evacuation order be issued.&lt;br /&gt; Determine in advance your evacuation destination. If you will not be stayingwith a friend or family member, make hotel reservations at this location assoon as a “watch” is issued. Remember, that during an evacuation severaltowns may be evacuated at the same time and hotels will fill up quickly in allsurrounding areas. Reservations can be cancelled.&lt;br /&gt; Make a decision about vehicles. If you have more than one vehicle and willnot be taking all of them with you determine where the other vehicles will beleft during the storm.&lt;br /&gt; Make a decision about boats and other recreational vehicles.&lt;br /&gt; If you have pets, determine whether they will evacuate with you or be placedin a shelter.&lt;br /&gt; Have a list of phone numbers, such as family members, doctors, employers,insurance company’s, etc.&lt;br /&gt; Make arrangements for extra cash on hand. Catalog all personal items NOW. Include description (brand name, modelnumber, age, purchase price, place of purchase, etc.) Take a picture ofeverything and make two copies of the pictures and lists. Keep one copy withyou and send the other to a relative or friend out of town. Never give theinsurance company the only copy.&lt;br /&gt; Have a secure place for all valuables &amp;amp; documents that you will need to takewith you, such as birth certificates, property deeds, insurance policies, etc.&lt;br /&gt; Determine an out-of-town person who can be a “point of contact” tocommunicate messages if communications are down for an extended period oftime.&lt;br /&gt; Prepare and maintain a “Hurricane Kit” (a list of recommended supplies isincluded). It is recommended that you have approximately 7 gallons of waterfor each person and food supplies for a minimum of 2 weeks.&lt;br /&gt; Check all flashlights, battery operated radios &amp;amp; TVs, and other supplies in your“Hurricane Kit” for proper operation.&lt;br /&gt; Evaluate your home to determine if you can make improvements that willprovide better protection. If you have an older home, getting a professionalopinion about updated building codes, etc. may be helpful in determiningbeneficial improvements.Community Management Group Hurricane Planning TipsPage 4 of 11&lt;br /&gt; You should also review your insurance policy, with your agent, to determine ifyou need to make any coverage changes. Be sure to ask questions aboutcoverage for updated building codes, demolition coverage for an undamagedportion of your home, flood coverage, understand your coverage anddeductibles, clarify any exclusions, verify that in the event of a complete lossyou will have the coverage you need to re-build, ask what you will need toprove a claim, find out what their procedures are relative to immediateprotection of the home following a loss, ask who to contact immediatelyfollowing the storm and get phone numbers, how long you may expect towait for an adjuster, how contact will be made in the event that allcommunications are lost for a period of time, and any other questions thatyou can think of. Preparing now will make the claims process much easier andless stressful for everyone.&lt;br /&gt; Obtain and prepare plywood, plastic, shutters or other protective provisionfor windows &amp;amp; doors. There is no “move” or “relocate”. They simply authorize the HOA to have them destroyed. your HOA would then hire a licensed company who does that as quietly as possible…&lt;br /&gt;We have an &lt;a href="http://www.cmgcharleston.com/gators.htm"&gt;informative article&lt;/a&gt; on our website that we ask owners to read, as well as this FAQ.&lt;br /&gt;Alligators are only a hazard to people and pets when they lost their natural fear of humans after being fed by humans – often by workmen and kids. Alligators LOVE marshmallows, food wrappers and lunch scraps... &lt;br /&gt;As one recent example, we had a report from a concerned owner who reported an aggressive animal to us seen through binoculars sunning on the pond bank. Clearly this animal was not up in her yard at the time nor exhibiting aggressive behavior. some ponds in some communities are owned by the City or under management of an adjacent golf course. We have been told time and again that alligators are valued by the golf course as it scares geese off the course and the green.&lt;br /&gt;The licensed “trapper” that the Association uses will approach the animal to determine from much experience whether it exhibits signs of having been fed or otherwise accustomed to humans and represents an unusual danger. There are perhaps thousands in the area and they do move around, primarily over ground, though there is a frequent (and incorrect) assumption that they move through storm culverts. On the contrary, they do not often enter them because they cannot turn around nor move well backwards.&lt;br /&gt;We have seen that shortly after removal, another animal will move into a vacant pond. They were here for millions of years before people and most locals have a certain sentiment for them… When owners call with similar encounters or concerns we ask that they carefully consider whether this animal was really stalking a pet (or whatever the concern) and represents an unusual threat for being acclimated to humans as a source of food, or was just “walking around” or sunning before they call for its head. I took away a lot of information and have made efforts to address any open concerns.&lt;br /&gt;&lt;br /&gt;The insurance matter is still a work in progress and we hope to have a decision of the Board of Directors very soon.&lt;br /&gt;&lt;br /&gt;I am pleased to note that we have re-negotiated costs and services wiht the current landscaper and hope soon to be able to pass along cost reductions - perhaps by the July Assessment billing.&lt;br /&gt;&lt;br /&gt;Those of you at the meetings were made aware that Lennar has submitted an application to DHEC for construction of the pool amenity. Assessmens will have to be adjusted in July to cover the substantial cost of operating the pool, based on the 99 units planned for Tranquil Hill.
